Resident Transition Q&A

MorningStar at Arrowhead has been purchased and will be managed by Heritage Communities under the name Orchard Pointe at Glendale beginning July 21, 2025. Founded in 2023, Heritage Communities is privately owned, based out of Omaha, NE and has communities in four states (Nebraska, Iowa, Arizona and Texas).

Heritage Communities plans to hire and retain 100% of the current associates who are interested in continuing to work at Orchard Pointe at Glendale.

Due to the structure of the transaction between MorningStar and Heritage Communities, all residents will need to sign a new Occupancy Agreement. The new agreements will begin being distributed via DocuSign to residents and/or powers of attorney the week of July 14, 2025. The amounts on the Monthly and Optional Fee Schedules in your current agreements will not change.

Monthly statements are sent around the 23rd each month via email or hand delivered for the upcoming month’s charges plus any optional fees incurred since the last billing statement. Payment is due on the 5th of each month. We encourage electronic payments and they are processed on the 1st day of the month. You can enroll in electronic payments through your Office Director. If you need to make changes to your statement delivery method, payment method or have questions about your monthly statement, please contact the Office Director.

There will be no changes to rates as of the July 21, 2025 transition date. Heritage Communities performs an annual analysis and makes updates to rates on January 1. The analysis considers competitive market analysis, changes in expenses and planned capital improvements to the community. Any changes would be communicated at least 30-days in advance. From 2024 to 2025, Heritage Communities rates increased between 3-5%, which was below the industry average.

Heritage Communities plans to operate Orchard Pointe at Glendale under the same budget that was established by MorningStar for 2025. During the first 90-days, staffing plans will be evaluated to ensure compliance with existing care plans.

Heritage Communities takes a very individualized approach when transitioning management of a community, whether it be through acquisition or hired ownership. The most immediate changes you will see in the community are going to be branding, introducing our Montessori-based cognitive programming Portraits® and Snapshots™, and the addition of Inspiren’s AUGi fall detection technology in Memory Support.

Yes, faith-based activities such as weekly Catholic Communion and worship services will continue as currently scheduled. Life Enrichment will continue to gather feedback from residents & families to ensure diverse and engaging activities offered meet the needs of the community.

Heritage Communities has specific plans for dining as part of our Portraits® program. This includes restaurant-style dining, multi-course meals and appropriate use of dinnerware with contrasting colors depending on the food being served. We operate this program out of the main kitchen in all of our communities.

At current occupancy levels we will continue to offer guest rooms for rent on a per-night basis. This is subject to availability of current rooms and may change as occupancy increases.

Yes, families will continue to have the same access as you do today using the same system for badging into the community. Heritage Communities regularly evaluates security of our buildings, including technology and protocols; any changes will be clearly communicated to residents and families.

Residents will be able to continue working with all of their current providers in the community (e.g. primary care, therapy, palliative care and hospice.). OnCare, a sister company to Heritage Communities, will be a new provider in the community offering goals of care conversations and hospice care. Pharmerica will continue to serve as the pharmacy.
